Technical Assistance Program

Exploring and implementing conservation plans takes time and money. To facilitate this process, AVLT will provide technical assistance for qualified landowners whose properties have exceptional conservation values. These services include financial and legal planning services.

This process may involve researching conservation options, structuring an estate to keep land in the family, and creating a conservation easement that meets your goals and protects valuable natural resources or working land. Below is a list of services offered as part of our Conservation Technical Assistance Program. Please note that AVLT cannot provide any financial or legal advice, but can help you find qualified independent counsel to guide you:

Tax Advice - Voluntary land preservation agreements can provide federal income tax savings, as well as valuable Colorado State income tax credits. Speaking with a qualified tax attorney or accountant is the best way to examine these benefits to determine how they might affect your financial situation while you preserve your land.     

Legal Services - AVLT facilitates the process of creating a conservation easement, and will arrange for attorneys to advise landowners on the various aspects of these legal agreements. The goal on both sides is to create an agreement that preserves the values of the land while meeting the needs of the landowner.

Conservation Planning helps evaluate the conservation potential of a property, and is critical to protecting a property's conservation values.  If a lanowner wishes to reserve a homesite, it is important that the landowner and land trust agree as to which areas of the property may be appropriate for this, while ensuring that the purpose of the easement is not compromised.  For example, scenic easements must protect the scenic views of the property from a public right-of-way, while a wildlife easement must ensure protection of critical habitat and waterways. In general, agricultural easements allow more intensive uses of a property, and provide for continued agricultural use and viability.

Estate Planning examines assets and ownership in order to ensure that your legacy will be preserved for your beneficiaries. A well-prepared plan should reduce the estate taxes and other expenses that often force one's heirs to sell the family land. Conservation agreements can be an effective tools for reducing the estate taxes associated with that land - and thus helping to keep it in the family.little_leaf
